All
booking are made with ApartmentBarcelona in Spain. By dealing with
us you agree to the following conditions:
Initial stage: Once we receive your reservation
form, we will make a provisional booking in your name. We will send
you within 24 hours an acknowledgment of booking that will summarize
and clarify all the aspects of the deal, prompting you to secure
the accommodation by sending payment of the deposit. It consist
of 25% of the total holiday rental or 25% of three
month rent in case of a long term rent.
We must be informed within three days of the dispatch of the deposit,
and also of its details (the way that was used: bank transfer, cheque
sent by express courrier or express delivery serviceor postal giro).
The allowance for the arrival of the deposit is then of seven working
days.
Upon receipt of the relevant deposit payment, your booking will
be confirmed by e-mail. Once a booking has been made you are liable
for all the Booking Conditions, so please read them carefully before
proceeding. Please keep a copy of our Booking Conditions for your
files.
Payment of the deposit: At the end of the preliminary state, you
will be invoiced to send the deposit to secure the accommodation.
Payment of the deposit can be made by means of:
- A local contact in Barcelona. It avoids money transfer commissions
or costs. It also enables to establish a personal
contact with us thus reassuring you that everything is going as
expected.
- Postal giro is the cheapest way for European Commiunity guests.
- Bank transfer order. This way has a modest cost that has been
increasing. There is a cost both for the sender and for the ones
receiving the bank transfer.
- Cheque in €, sterling pounds or US dollars to the name of
ApartmentBarcelona
sent by express courrier (DHL, UPS, etc.)
- International express delivery service (Thomas Cook, Western Union
Money Transfer, etc.) that enables you to transfer money in few
minutes. These companies will make you pay a commission according
to a percentage that is different in every country, please check.
1. Booking: A deposit of 25% of the rent must be
paid on booking. No contract with us will exist until we have received
the deposit, and we have subsequently confirmed booking. Should
you later cancel, cancellation charges will become payable in accordance
with paragraph 3. Whether the deposit is not received by us two
weeks before arrival, we shall be entitled to cancel the booking.
If and when the delayed deposit will arrive it will be returned
and sent back to the sender. The expenditures of dispatch of the
deposit back to the sender will be charged to the latter. It is
understood that the contract automatically expires at the end of
the rental term as stated on the contract.
2. Payment of the balance: The balance due reflected
on the confirmation/invoice must be paid at the arrival in Barcelona,
the day of the rental begins and before actually renting the property.
The contract will be signed and keys will be delivered at that moment.
3. Cancelation by You: If you cancel all or any
part of your booking, you will be entitled to the reimbursement
of 50% of the deposit if the cancellation occures within one month
on the booking and if it happens at least one month before the rental
begins. No reimbursement will ocurre if you cancel one month after
booking, or less than one month before the rental begins. Cancellation
must be received by us in writting (e-mail).
4. Amendments and alterations: If you change your
dates, this becomes a new rental. Your deposit is subject to the
cancellation conditions as explained in paragraph 3.
5. Alterations and cancellations by ApartmentBarcelona:
Though it is unlikely that we will have to make any changes to confirmed
arrangements, it does rarely happen and we will advise you at the
earliest possible date. If, for any reason beyond our control it
will happen, we will cancel the booking and refund the amount paid
to us in full. The expenditure for the dispatch to you of the amount
paid to us will be our responsability. We will not be liable for
any further obligations or claims by you.
6. Number of people/replacements: Only those people
listed in the rental contract may use the property. The number of
people must not exceed the number of sleeping places indicated in
the property listing except in the case of children (under four
years) fro whom cot are available under renting. Should the owner
find any violations to this clause, it is totally up to the owner
discretion to ask you to vacate the house.
7. Arrival and departure times: You must arrive
between 11:30 am and 8:30 pm and leave before 11.00 am on the day
of departure unless alternative arrangements have been made in advance.
Please plan on providing us an estimated time of arrival before
your departure.
8. Security deposit: A security deposit €
180 is due. The security deposit covers the cost of any damage or
breaking during your stay to the property and its contents, inside
and outside, excluding normal wear. It will be returned to you at
departure.
9.
Cleaning. You will find the property clean. The property
must be left in good order by you at the end of the rental period.
Additional cleaning charge € 30 will be assessed against the
security deposit if the home is not left in reasonable condition
in the opinion of the owner.
10. Behavior: The person signing the Booking Form
is reponsible for the correct and decent behavior of his/her party.
Should the person and his/her party behave in such a manner that
is not acceptable by civilized standards, the owner may ask the
person and his/her party to vacate the house and ask also the intervention
of local authorities.
11. Liability: You and your party hold BarcelonApartment
and the property owner harmless from and against any and all liability
arising out of or in any way connected with your use and occupancy
of the property, including injuries, damages or losses from fire,
theft or criminal activity. BarcelonApartment and the property owner
are never liable for consequential damages.
12. Jurisdiction: Both the booking contract and
the rental contract are governed by the Spanish laws. Courts in
Barcelona, Spain have exclusive jurisdiction over any claims, disputes
or other matters in question between the parties.
